This feature packed New Colonial offers a different approach regarding the interior as well as exterior. The Foyer Entry is a bit deceiving and does not initially present a two story, jaw-dropping preface. That eye candy and floor plan efficiency happens when you enter Kitchen, Eat In and Living Room Areas. This First Floor Plan allows the usage of every square inch whether it be utilitarian, for circulation or for entertainment. Of course, the popular First Floor Office / Bedroom layout is also a member of the workings. Millwork to match our intended time period is essential to allow continuity and consistency through out the First and Second Floors. Both Floors outfitted with full Laundry Areas presenting plenty of cabinetry, counter and storage space. This original Circa 1800 colonial was in desperate need of aesthetic and structural repair due to years of negligent alterations. Crumbling foundations and rotted wood members were also discovered during our inspection. After much analysis from structural engineers, it was apparent that the bones from this old house could not be saved. Our approach with our new design was to keep that colonial flavor at this beautiful corner lot. A stunning foyer entry greets guests to nine-foot ceilings, a formal dining room, formal living room, butlers pantry with a wonderful open floor plan. Time period correct mill work and attention to detail completes this classic homes interior.

Featuring a deep property setback, this Craftsman Farmhouse design will sit quite comfortably on a quiet sprawling parcel of land. The interior design features a warm welcoming Foyer with a Curved Feature wall. The Foyer then transitions into the Kitchen, Eat-In and Living Areas. These open and millworked detailed spaces, collectively introduce an exposed railing Craftsman Staircase. The First Floor Plan allows continuous views along the rear wall inviting an abundance of natural light, also providing distant views of rear exterior features and landscape. The design criteria for this 4,500 square foot colonial was a wide two story entry foyer to host twin winding staircases that share a curved balcony landing on the second floor. An open center core floor plan was also incorporated to travel through the foyer into the rear entertainment area. A featured two story rear curved wall and kitchen archways compliments our design and carries these seamless elements throughout.

In-Law Suites added to an existing home can come in a variety of flavors. It must provide a sense of privacy along with natural transition between spaces, ease of use and sustainability over time. Our approach is to carry the existing time period of the home into the new suite referencing window arrangement, wood trim, color with attention to finishes such as flooring, tile and fixtures. This particular design presents an enormous Open Floor Plan encompassing a sun drenched raised ceiling Kitchenette, Living Room, Master Suite, Master Bath, Master Closet along with a Mud Room Side Entrance and full Laundry amenities. A spaciously enclosed Cathedral Ceiling Porch steps out from the Suites living and entertainment areas for a bit of outdoor time.

This One Hundred and Forty square foot Kitchen Expansion has introduced much needed working and storage spaces originally unavailable to the homeowner. Functionality in tandem with this additional footprint allows natural transition from Kitchen to Eat-In to Entertainment Areas. Proposed millwork, stonework, tile, appliances, recessed and up lighting acquire ease of placement, functionality and sustainability over time. Other elements such as a Frosted Etched Glass Door leading to a spatial Pantry and an abundance of natural light are elements that complete our designed build. The new Side Porch Entrance presenting a Standing Metal Seam Roof, Bead Board with surrounding trim allows a beautiful transition to our newly designed Kitchen.
Project Description:
A much needed addition to this existing deck was well received. Because of it’s large footprint, a trellis was introduced in our design to tastefully frame our new fire pit and patio seating area. This elevated trellis would also add a bit of separation between the deck and patio. Lighting and exterior audio was added utilizing conduit passing through the new columns allowing for a discrete speaker arrangement.

This Stately Colonial was designed reflecting years of this owner’s dreams and hard work. Specific details were requested in this layout and therefore, we listened very carefully. The challenge during our design phase was to incorporate all elements presented on the owners wish list, noting that every feature and detail must exceptionally compliment one another in Grand Fashion. The Foyer Entrance and Open Colonial Staircase welcomes guests with immediate craftsmanship. A Double Columned, Arched Opening into the Formal Dining Room extends this invitation. A connecting Butlers Pantry transitions into the Kitchen Area with an oversized island and an abundance of storage and seating. An efficient First and Second Floor Plan, virtually eliminating infrastructure, allows a seamless and tasteful transition from one living space to next. Period correct interior and exterior millwork, finishes and fixtures were painstakingly selected, to ensure a remarkable and quality build.

An already wonderful Walpole Colonial Home sent calling for an addition reflecting an open floor plan Kitchen, Eat In and formal Breakfast Seating Area. Stepping through a two story Foyer, an arched opening carries you to an oversized new Kitchen Space, massive Work Table, curved Kitchen Island with a matching arched perimeter wall hosting a twenty three foot wide Breakfast Seating Area. This unobstructed line of site travels over forty feet of highly trimmed woodwork, coffered and deep soffited ceilings accented with center and perimeter dimmable lighting. An abundance of natural light floods the interior spilling into the new adjacent Sitting Room, Play Room, Learning and formal Dining Area. The second floor is fitted with a Master Suite, Master Bath with His and Hers Master Closets. This massive redesign required respect for existing conditions, proportional spaces, functionality and feasibility over time with a growing family.

Sitting on Brookline's beautiful Fisher Hill, this 1919 original build was in need of care. The existing structure showed a decayed exterior façade, rotted wood framing, a confining interior floor plan and darkened spaces with minimal natural light. This home required some current and efficient updating. Our main focus was to generate a plan reflecting an ease of transition between spaces, the efficiency of use and long term feasibility. Our design starts with a welcoming Entry Way which immediately introducing spacious Living, Dining and Kitchen areas. This open floor plan allows an abundance of natural lighting entering from the perimeter windowed walls. An enormous Kitchen, Eat In and Sun Room footprint presents a line of sight from front to back. The Second Floor Plan consists of a Master Bedroom, Master Closet, Master Bath along with two other Bedrooms. A Third Floor Attic space adds a Third Bedroom, Full Bath and a large Common Area.

An original Brick Front Colonial built in 1935, required some assistance from the inside out. The bones were present but needed some interior walls to disappear and exterior perimeter walls to do quite the opposite. Entrance to the Foyer brings you to a spacious Dining room Area with an adjacent and Open Kitchen Plan complimented by a massive Center Island trimmed with Pendant Lighting overhead. This tandem, presents an efficient work and entertainment space teamed with a sun drenched perimeter window arrangement. Easy access to the Powder Room, Mud Room, Pantry and Garage, completes a well orchestrated first level. The new extended Second Floor provides perfect workings of Four Bedrooms, Master Closets, Master Baths, Two additional Full Baths, Laundry, Linen and Folding Areas. This lovely Medfield Garrison Colonial was in tune for a workable yet efficient space allowing ease and functionality. Our goal was to present these elements wrapped within a stunning Kitchen and Eat-In/ Dining Room Floor Plan. This was not an enormous square footage addition, but rather a surgical approach allowing effortless interaction between daily tasks and an entertainment space hosting family and friends. Selective window placement in our new Kitchen, a six-foot sliding glass Patio Door in the Eat- In / Dining Room as well as a triple glass arrangement at our new window seat, provides a perfect balance of function and comfort. This combination further allows an abundance of natural light gently blanketing our new living space. Finalized with a coastal cabinet theme, selective hardware and custom lighting, this new extension delivers that absolute "new home" feeling.

Another single story Bungalow near Bird Park peaked our interest. Here, the front porch was the mainstay element to address. In excellent condition, its existing window arrangement and hardware was to stay intact. Although tedious and time consuming, deep eaves and existing soffit detail was to make its way into our new design. Pursuing an open floor plan approach seems to be a common denominator that works well with today’s style of living.

This one and half level ranch sitting on a full basement foundation, required much needed additional and usable square footage on all three floor plan levels. Adjustments to the Basement and First Floor, allowed a bit more ease of use and feasibility. The existing Second Floor was our primary target. The low roof line was not cooperating with the homeowner’s wish list. Our task was to free up as much usable space as possible within the existing perimeter second floor footprint. Our original Two Bedroom and single Bath, transformed into a Three Bedroom with a full Master Bath and Closet with a secondary Full Bathroom servicing the other Two Bedrooms. This new two story design, graciously allows for a beautiful full Front Farmers Porch.

This Circa 1800 Colonial was in need of a massive yet intricate study and redesign. Prior additions, extensions and weathered structures contributed dearly to this reality. Weak and random stone foundations with lack of existing structural support added to the complexity of this design. An open, yet tasteful floor plan was presented with an efficient and natural transition between old and new. Interior millwork, archways, and thickened walls will contribute to existing craftsmanship. Our new exterior elevations also required detail and attention to existing elements to match this homes Colonial character.

This single level Ranch needed a two story approach with the owners request that we present a saltbox design. No frills with a flexible and practical floor plan. We were presented with a homeowners sketch on need to haves. First priority was to satisfy those needs without breaking the budget. Secondly, other features like an open staircase, cathedral ceilings, and an enormous no threshold glass shower were presented and received with open arms.

Someone said, “You can never have enough closet space”. Not only did this Straight Front Colonial addition satisfy that requirement, it also introduced a massive entertainment, workout, closet and a much needed storage floor plan. With an abundance of natural light, beautiful hardwood flooring, topped off with dauntless raised vaulted ceilings, this addition was also wired for a big screen and professional sound throughout. This extension added a significant amount of living and storage space just waiting to emerge over an existing Garage footprint.

Our initial design was to expand and enhance the Existing Kitchen to allow a more workable space easily transitioned to adjacent Eat In and Living Areas. A Two Car Garage, Bonus Room and a Two Story Side Entry was also on our wish list. This Side Entry structure separating the Garage and Main House provides a central common area which allows efficient circulation and access to a Second Floor Office Work Space and a spacious Recreational Bonus Room. An enhanced Front Entry, Gas Fire Places, an abundance of Natural Light and a Two Story glass feature stairwell are only a few architectural features incorporated in this addition.

All this straight front colonial needs is a bit more natural light, discrete room separation and some additional space in the Eat-In Area. At Foyer, we widen the opening entering the Formal Dining allowing a more open floor plan. Our Living Room receives two additional colonial double hung windows to allow a bit more natural light. Sliding In Wall Pocket Doors are also installed to provide privacy and sound control. We also extend the Existing Eat-In Area for a more comfortable living space. Recessed lighting throughout adds a finishing touch.

This 3,200 plus square foot Two Family in Arlington needed an interior face lift. With the First Floor rented, the owners wanted to see a bit more natural light and a somewhat open floor plan on the Upper Floor. The entire Second Floor was our canvas along with a huge untouched attic space. Existing Kitchen was dark, dreary and lacking character. Dining and Family Room spaces followed suit. Since the Kitchen was located just under a hip roof we decided to make use of a two story volume and with three perfectly proportioned skylights dowsed our New Kitchen with buckets of natural light. A Two Sided Fireplace, demolished separating walls, open hallways and a few skylights in the Attic, transformed this dull Second Floor apartment into a spectacular, sun kissed living space with a significant gain of square footage in the Attic.

Project Description:
This Garrison Colonial required a bit more first and second floor square footage for an enlarged Kitchen, Eat in area and Family Room. A full foundation added much more usable space in the finished basement. The second floor hosts a Master Bedroom, Master Bath, His and Her closets, a new second full bath with a “hotel style” separated double vanity. For seasonal outdoor gatherings, the existing screened porch was converted into an open air seating area with period railings and tapered columns. Guests are greeted with a new Colonial front gabled entry. Final product produced significant square footage, an efficient floor plan and plenty of curb appeal.

Project Description:
This Straight Front Colonial needed to reintroduce its Kitchen space with its Entertainment space. We did just that by relocating our new Kitchen Floor Plan and Eat-In areas. The Kitchens new home now compliments and invites easy access to and from the Existing Family Room. The Kitchens original location is now an Eat-In area with a sliding patio door exiting and stepping down to the back yard pool area. As the Family Room, Kitchen and Eat In areas now create an open floor plan, modifications were also made to an existing separating Dining Room wall. This new column framed wide opening now allows our line of site to literally travel from the New Kitchen area deep into the Dining Room. A small addition in the rear exits perfectly from the new Kitchen to a Guest Bath, Mudroom and Laundry Room space. The new Mud Room also allows transition to the rear deck and access to and from the pool area.
